How Often to Clean a Water Tank in Dubai

In the UAE, tap water is stored in the building tank and pumped from there. The condition of that tank is the condition of the water. Dubai Municipality requires tanks serving drinking water to be drained, cleaned and disinfected twice a year.

The six-month rule

Bi-annual cleaning is the legal minimum, not a marketing interval. Tanks collect dust, scale, rust and bacteria including Legionella. A visual inspection and water sampling every six months is the way to know the water still meets the standard, rather than assuming it does because the tank looks clean from the outside.

Why the tank cannot wait

Uncleaned tanks change the colour, taste and smell of the water. They harbour bacteria and shorten the life of the tank itself. DIY rinsing does not disinfect: the job needs a pump, a pressure washer matched to the material, Municipality-approved disinfectant such as sodium hypochlorite, and a lab sample. Hire a contractor that already does this work to the Dubai standard.

When to clean sooner

• The water has changed colour, taste or smell.
• The tank has been opened for repair or a new connection.
• Lab results from the last clean were outside limits.
• The building has had a contamination complaint.

What the job includes

We coordinate shutting the main supply so the tank runs down, drain the remainder, power-wash and manually clean the interior, inspect for cracks, disinfect with a Municipality approved product, refill, and send samples to a DM-approved laboratory. Pipeline disinfection can be added if the distribution lines also need chlorination. You receive a report and a disinfection certificate.

A tank of around 5,000 US gallons typically takes two to three hours, with a water interruption of at least two hours. After disinfection, let the water stand three to four hours before drinking so the disinfectant is neutralised.
