Water is the one thing every property uses constantly. In the UAE it is stored in the building’s tanks and pumped to the taps from there, which means the condition of your tank is the condition of your water.
What accumulates in a neglected tank
Tanks collect dust, debris, scale and rust. Those deposits are what harmful bacteria feed on, and it is not uncommon to find Legionella and other water-borne organisms in poorly maintained tanks, along with E. coli and Pseudomonas. This is the reason Dubai Municipality mandates that water tanks be cleaned every six months.
Cleaning and disinfection

How we do it

Drain the tank
We coordinate with you to shut the main supply beforehand so the tank runs down naturally. Only the remainder is drained, which avoids wasting a full tank of water.

Clean the interior
The tank is power washed to remove dirt, scale, rust and debris from the walls and base, then cleaned manually where required.

Inspect the tank
With the tank empty we check for cracks and leaks and clean the inlet and outlet pipes.

Disinfect and refill
A Municipality approved disinfectant such as sodium hypochlorite is applied to kill remaining bacteria, then the tank is refilled with fresh water.

Test and certify
Water samples go to a DM approved third-party laboratory for analysis, and you receive a full report with a disinfection certificate.

How often does Dubai Municipality require water tanks to be cleaned?
Twice a year. Dubai Municipality guidelines require tanks serving drinking water to be drained, cleaned and disinfected bi-annually to ensure proper hygiene and water safety. We also recommend a visual inspection with water sampling every six months.
Why does it matter?
In the UAE water is stored in building tanks and then pumped to the taps. Neglected tanks accumulate dust, scale, rust and debris, and that becomes a breeding ground for harmful bacteria including Legionella, E. coli, Pseudomonas and total bacteria count. This is precisely why the bi-annual requirement exists.
How long does it take and will the water be cut off?
A tank of around 5,000 US gallons generally takes two to three hours. Expect a water interruption of at least two hours, depending on how many tanks are involved.
What does it cost?
Cost depends on the size and volume of the tank, the tank type (reinforced cement concrete, GRP panel, moulded fibreglass) and the location of the tank. Call us with those details and we will price it.
Is the water safe to use immediately after cleaning?
Yes, but let the water stand for three to four hours before drinking so the disinfectant is properly neutralised.
Will you waste a full tank of water?
We try not to. As part of our approach we plan and coordinate with the owner to shut down the main supply before the cleaning schedule, and only drain the leftover water once the tank is nearly empty.
